WHAT IS TRANSFER DECLARATION SERVICE?

The Illinois Land Sales Bulletin (ILSB) routinely obtains most of its sales data to publish the ILSB from transfer declarations filed at county courthouses.  The ILSB is now offering those transfer declarations it obtains for sale to the public.  This service will provide valuable information to users as well as save users time retrieving the transfer declaration. 

The transfer declarations are available to purchase in two ways;

  1. individual purchases or
  2. via a subscription service.

WHAT IS A TRANSFER DECLARATION?

Some may ask what is a Transfer Declaration?

Every time title changes hands a transfer declaration is filled out and recorded at the county courthouse in which the property is located.  A transfer declaration contains the pertinent information the county and state needs to know about a transfer of ownership for its records.  It also contains information the public needs/wants to know such as:

  • Date of the transfer
  • Type of property
  • Consideration paid for the property
  • Seller’s and/or Buyer’s name, address and phone number
  • Property Identification Numbers (PIN #)
  • Legal description of the property

1) INDIVIDUAL PURCHASES

Individual transfer declarations can be obtained by going to this web site http://www.ilsb.us clicking on “transfer declaration”, clicking on “purchase transfer declaration”. 

This will take a user to a screen that will allow them to browse the information that is available.  The transfer declarations are listed by county, then by township and then by section.  Adding to a users shopping cart is as simple as pointing and clicking on “add to shopping cart”.  When the user has obtained the transfer declarations desired, they just simply check out and download to their computer.    

The price for the each transfer declaration is $10.  Each transfer declaration includes the two pages of the transfer declaration and all the pages of the legal description attached.  Payment is accepted from most major credit cards via Paypal (You do not have to be registered with Paypal to pay with your credit card).  We do not accept payment over the phone or by check with this service.

2) SUBSCRIPTION PURCHASES

Interested parties can obtain copies of all the transfer declarations obtained by ILSB for a particular county or multiple counties by subscribing to a service.  The copies ILSB obtains for publishing the bulletin are uploaded to our server where they are available for download to the subscriber’s computer at their convenience.  ILSB will upload to the server whatever information was received every two weeks.  ILSB will then sends a subscriber an email that the transfer declarations are available for download.

DISCLAIMER

PLEASE NOTE: Users WILL NOT be able to view the transfer declaration before purchasing it. The reason is to deter parties from copying the desired information with out paying for it.

If there are multiple sales in a section you will have to refer to the date to know if it is the transfer declaration you are looking to find.  If you are not sure DO NOT order it.  ILSB will only make refunds when we know it was an ILSB error.
